Gurugram 'green' projects rarely deliver value
₹1.2 Cr for a 3BHK in Gurugram... it's getting wild. I'm in real estate myself, but buying for my own investment feels different. Looking at RK Traders Qutab Heights, the green spaces shown are great on paper. But for investment, I'm worried about actual usable open space versus just landscaping around cramped towers. Does a genuinely good green area really boost resale or attract better tenants long-term? Or is it just a marketing point that gets neglected after a year? What's the reality with upkeep and how it impacts tenant satisfaction? Off the record, I see a lot of projects promise lush greens but deliver sad patches.

Yaar, totally agree! I've been seeing this trend everywhere in Gurugram, especially with these 'eco-friendly' claims. They show these amazing renders of lush greenery, but on site, it's just a few potted plants and some patchy grass that barely survives. For us first-time buyers, every rupee counts, and paying a premium for 'green' that's not even real feels like such a rip-off. My budget is already stretched thin, and this kind of false advertising makes me so nervous.
