Gurugram home hunt: Project delays are my biggest fear

My lease is up in 3 months and honestly, I'm fed up of renting. Landlord ne rent fir se badha diya. Finally taking the plunge, but confused between under-construction and ready-to-move flats in Gurugram. Builders like M3M or Emaar near Dwarka Expressway sound good, but project delays ka darr hai. Like, a friend got stuck with TGS. RTM ka problem hai ki prices already high hain, a 3BHK on SPR is easily ₹2.5 Cr. Is the risk of UC worth the potential lower price? Yaar, after all the RERA stories, I'm just not sure. What's your real experience?
