Spent the whole Sunday checking out options in Sector 41. Fed up of renting yaar, landlord raised rent again! I'm finally taking the plunge. Main dekh raha hu near Golf Course Extension Road, for a 3BHK, budget around ₹2.5 Cr. But Gurugram ke infra projects ka kya scene hai? Dwarka Expressway completion kaafi delay ho gaya hai, not sure if Global City ka promised timeline realistic hai. Builders like M3M and Emaar ke projects expensive hain, par will these infra delays affect appreciation? Ya sab marketing hype hai?

The market conditions right now are also a bit tricky. While prices are high, the absorption rate for new projects isn't as strong as before, especially for projects without clear connectivity. Badshahpur and areas beyond are still developing, but if the infra doesn't catch up, you might see slower appreciation compared to more established zones.

Global City bhi abhi toh paper pe hi lag raha hai. These delays directly impact connectivity and hence, the livability and appreciation potential of nearby areas. Don't fall for builder promises blindly; always check the ground reality and past project delivery timelines, not just the glossy brochures.

Exactly! I booked a flat in Sector 82 two years ago, promised possession was last year, but abhi tak construction adha bhi nahi hua. RERA mein complaint bhi daali thi, but it's a long, frustrating process. Mera toh sara investment stuck hai. Builders just keep giving new dates, citing 'unforeseen circumstances'.

Badshahpur side is also getting expensive now. Have you checked out any projects by DLF or Godrej there? Their track record on delivery has been better from what I hear, but are they even in your budget?
