Gurugram infra promises: Real or just hype?

Gurugram's infrastructure promises always make me skeptical. I'm based in Dubai, can't do site inspections easily. Dwarka Expressway aur Global City ki news bahut sun raha hoon. Kya lagta hai, is Dwarka Expressway completion real this time? Golf Course Ext. Road ya sectors near Dwarka Expressway (102-113) mein appreciation ka kya scene hai? I'm looking to invest ₹2-3 Cr for a 3BHK, maybe Emaar ya M3M. Should I go ready-to-move ya under-construction near these infra corridors? Not sure if current prices factor this in. Rental management for an NRI is also a big concern. Any ground reality check on timelines?
