Gurugram investment: Is it too late for good returns?

Visited some projects on Golf Course Extension Road last weekend. Fed up of renting, landlord hiked rent again. Ab main seriously buying soch raha hoon. Is Gurugram still a smart investment *now* for capital appreciation, ya market peak kar gaya? Dwarka Expressway jaisi areas mein real growth hai kya? EMI vs rent math pe koi advice?
