Gurugram investment: My pre-launch regret
Since January I've been shortlisting flats in Gurugram, fed up of renting. My landlord just hiked rent again, so finally taking the plunge. I was looking at Sunder Homes in Sector 53. Builder ne pre-launch mein bola tha ki achha discount milega, but ab lag raha hai ki open market mein bhi same rate hai, maybe even better deals mil rahe hain. Matlab, kya pre-launch bas ek marketing gimmick hai? Then all these hidden costs. Base price jo quote kiya tha, uske upar PLC, IFMS, power backup, parking, stamp duty, registry... everything adds up to like 20-25% extra. Total cost itna zyada ho gaya hai ki budget hil gaya. Is it just me, or Gurugram mein har builder ka yahi scene hai? I'm trying to figure out the best payment plan too. CLP mein interest ka tension alag, DP mein itna cash block hota hai. Any advice on managing these total costs and payment plans? Yaar, bahut headache hai.

Basai aur Baharampur Naya side mein thode affordable options mil sakte hain, but connectivity aur infrastructure ka issue ho sakta hai. Research well before committing.

I booked a 2BHK in a project near Airport Road last year, aur mera budget toh completely hil gaya. Ab toh lagta hai, real cost dekh ke hi chalna chahiye, not just base price. Ye log transparent hote hi nahi hain.

Bola tha ki 2 saal mein possession mil jayega, ab 3.5 saal ho gaye hain aur abhi tak kuch pakka nahi hai. Gurugram mein har builder ka yahi haal hai, especially jo naye players hain.
