Gurugram investment: waiting for correction or diving in?
Gurugram mein value deals milna ab bohot tough ho gaya hai, especially for investors like me. I'm 30, looking at a 2BHK or small 3BHK for investment, mostly around Sohna Road, sectors 70-90. My budget is around ₹1.5-2 Cr, but honestly, prices seem high. Aviana Green Estates jaise builders wahaan projects de rahe hain, par lagta hai ki value for money nahi hai. Should I wait a bit more for some price correction, or is this the new normal for Gurugram? Also, brokers keep saying direct builder se better deal nahi milegi. Is that true? Kya secondary market mein zyada negotiation scope hota hai compared to new projects? I'm trying to find some underpriced assets, but ab samajh nahi aa raha kaise approach karun. Any solid advice on finding good deals without pressure?

It's so frustrating! Har jagah builder inventory push kar rahe hain, par prices kam nahi karte. Kya kisi ko recent mein koi underpriced deal mili hai Gurugram mein? I mean, real underpriced, not 'discounted' from an inflated price.

But for prime Sohna Road, chances are slim. Focus on builders with good track records and clear RERA timelines, even if you pay a bit more. Peace of mind is also value for money.
Underpriced deal? Bhai, that's a myth in Gurugram now, especially for new projects. I was looking near Airport Road extension, ek builder ne bola 'pre-launch offer', but jab documents dekhe toh RERA approval hi nahi tha. Darr gaya main. Secondary mein bhi log inflated prices pe hold kar rahe hain, hoping for even higher appreciation. Bohat mushkil hai genuine deal dhundhna without getting scammed or overpaying. Better to wait if you're not in a hurry.
I'm also looking around Sector 80-90. Prices have shot up like crazy post-COVID. Waiting for a correction seems logical, but what if it never comes? Rates around 8.75% chal rahe hain. Badhne ke chances toh hain thode, but not drastically. Look at areas near Badshahpur, sometimes you find better value there compared to mainline Sohna Road.
Interest rates abhi stable hain around 8.5-9% for most banks. RBI ne recent meeting mein rates unchanged rakhe the, but future hikes are always a possibility depending on inflation. Agar rates badhe toh market thoda slow ho sakta hai, but Gurugram ki growth story strong hai, toh major correction mushkil lagta hai.
Aviana Green Estates ki baat ki, toh unka track record check kar lena. Bahut builders hain jo projects launch toh kar dete hain high prices pe, but possession mein itna delay karte hain ki investment ka pura point hi miss ho jaata hai. Mera ek friend Baharampur Naya ke paas ek project mein stuck hai, 5 saal ho gaye, abhi tak possession nahi mila. Sohna Road pe toh bahut aise cases hain. Value for money tabhi hai jab project time pe deliver ho.
Totally agree with the OP. Builders ka toh alag hi game hai. 'Direct builder se better deal nahi milegi' yeh toh unka standard dialogue hai. But secondary market mein sach mein negotiation scope zyada hota hai kya? Koi experienced banda batao please, main bhi Sohna Road ke paas dekh raha hoon.
Secondary market mein negotiation ka chance hai, but deals utni easily nahi milti. Mostly, price difference 5-7% hi hota hai, unless it's a distress sale. New projects mein you get payment plans and sometimes better amenities. Compare apples to apples, don't just go by 'negotiation scope'.
Haan bhai, secondary market mein definitely zyada scope hota hai, especially agar seller ko urgent cash chahiye. Maine pichle saal ek friend ke through Sector 70 ke paas ek resale 2BHK liya. Builder rate se 10-12% kam mein mil gaya. Thoda research aur networking karni padti hai, but it's possible. Brokers toh apna commission dekhte hain.
Bhai, you've hit the nail on the head! Exactly my dilemma. Gurugram mein prices dekh ke toh BP high ho jaata hai. Lagta hai ab bas investors hi le sakte hain, hum middle-class buyers ke liye kuch bacha hi nahi.
