Gurugram investors: Amenities ka ROI kitna?

I'm so done with renting, EMI vs rent math makes sense now. But Gurugram mein amenities ka hype kuch zyada hi hai, lagta hai. Thinking about Ameya Sapphire Residences, but not sure if fancy clubhouses and high-tech security actually translate to better ROI. Do tenants really care about these, ya sirf marketing gimmick hai? Resale value pe kitna farak padta hai?
