Just moved into Vipul Orchid Square last month, and I'm already seeing kuch cheezein jo koi nahi batata. Possession ke time dekha ki brochure waali amenities aur actual delivery mein kaafi gap hai. Pool size chhota, gym equipment bhi minimal. Honestly, I'm wondering, kya yeh promised amenities actually investment pe ROI deti hain ya sirf extra cost badhati hain? Koi tenant itni high maintenance dega kya for these facilities? Resale value pe bhi affect karega na. Maintenance charges bhi high hain, but service quality... not sure if it's value for money. Security guards theek hain, par visitor management system toh bas naam ka hai. Anyone else face this with their Gurugram property? Tips for new investors?
