Gurugram investors — payment plan strategy?

Spent the whole Sunday checking out options in Sohna Road, especially Sunder Homes. Builder is pushing for construction-linked payment plan. I'm an investor, looking for maximum leverage. Pre-launch offers sound good, but is construction-linked actually smarter than a bigger down payment for ROI? Not sure if that early bird discount is real ya just marketing.
