Gurugram investors, what's your take on delivery timelines?
Visited Signature Global City 93 site last week. Honestly, I'm done with renting, landlord ne rent badha diya phir se. But Signature Global ke delivery track record ko lekar thoda worried hoon. Kya yeh log time pe possession denge? Under-construction risk bahut zyada lag raha hai. How does this impact ROI for investors? Any past buyers facing delays? What's the real scene?

RERA registration toh sabka hota hai. The real question is unke previous projects ka actual delivery record Gurugram mein kaisa raha hai. That's the main concern.
Haan bhai, maine RERA website pe check kiya tha. Their project RC/REP/HARERA/GGM/682/414/2023/26 and RC/REP/HARERA/GGM/681/413/2023/25 are registered, but that doesn't guarantee timely delivery. RERA sirf delays ko regulate karta hai, rokta nahi. Builder abhi bhi extension le sakte hain.
Totally understand your concern, yaar. Signature Global ka naam sunke thoda darr toh lagta hai. My cousin booked with them near Badshahpur a few years back, and project mein 1.5 saal ka delay ho gaya tha. Usne toh apna flat sell kar diya due to the wait. City 93 mein 2026-08-01 ki possession date hai, but I'd add a buffer of at least 6-8 months in my mind. For investors, this delay directly eats into rental income or appreciation potential. Better be safe than sorry.
