Everyone glorifies IT park/SEZ developments for driving demand, but I'm seeing it as mostly builder marketing hype. The real demand, from my experience, comes from genuine end-users seeking lifestyle upgrades, not just proximity to an office. Cyber City ke paas ka appreciation toh ho gaya. Ab naye IT parks kitna push denge prices ko, especially in sectors like 82-84? Most IT pros prefer good schools and reliable water/sewage over just office proximity now. Log family ke liye khareed rahe hain, not just job ke liye. Builders like M3M and Emaar push this 'work-life balance' near SEZs, but what about actual infrastructure? Water supply, connectivity beyond peak hours? Is it worth the premium? Change my mind.
