Gurugram luxury: is the ROI just a myth?

Since January I've been shortlisting flats in this city, and DLF Magnolias keeps coming up. Everyone glorifies its luxury, but honestly, is there any real capital appreciation left here? It's already ₹42 Cr+! My agent says the rental yield is decent, but I'm worried about finding tenants for such high-end properties consistently. Also, what's the actual investor-to-end-user ratio? Don't want to buy into a ghost society that's impossible to exit after 5-7 years. I mean, who buys these for resale? I'm not seeing the long-term wealth creation everyone promises. Change my mind.
