Since January I've been shortlisting flats. Even after working in real estate, buying for myself is next level. Builders like Tulip Infratech in Sector 36A quote one price, but the actual all-in cost for a 3BHK easily jumps by 20-25% with PLC, parking, and stamp duty. Super area vs carpet area ka game bhi bohot hota hai. Kya koi real 'spot discount' mila hai kisi ko Gurugram mein?

U3, RERA helps with transparency but not always with the *amount* of these charges. Builders declare these charges in their RERA filings, just not prominently in initial marketing. The issue is these charges are often non-negotiable. Don't expect RERA to slash your PLC.

Bhai, spot discount toh chhodo, they don't even stick to the quoted price sheet! I was looking at a project in Badshahpur last month, they showed one price on paper, and then the sales guy started adding 'preferential location charges' for literally every good view. It's a scam. My estimate for a 2BHK jumped 18%.
OMG, this is so true! I thought I was the only one feeling this way. I'm looking near Airport Road and the builders there are doing the same. It's like they have a secret formula for adding costs. Kya karein yaar?
But isn't RERA supposed to prevent this? All these hidden charges seem like a loophole. Has anyone actually complained to RERA about this? What was the outcome?
Totally agree! Same story in Sector 67. So disheartening for first-time buyers.
