Gurugram new project negotiation is a myth

Okay I'll be honest — I'm finally taking the plunge after being fed up of renting in Gurugram. Looking at a 3BHK in Sector 82, maybe Suncity. My main question hai, does negotiation actually work on new properties here? Builders like Suncity usually stick to their prices, right? Kitna realistically kam kar sakte hain, ya should I just focus on the all-in cost breakdown? Also, secondary market mein kya negotiation scope zyada hota hai? Any wisdom on getting a sahi deal?
