Gurugram: pre-launch deals kitne real hote hain?

Is it even possible to get a genuine pre-launch discount in Gurugram anymore? I'm looking for a 3BHK around Golf Course Extension, maybe 2.5-3 Cr budget. Builder marketing toh bohot dikhaate hain, but I'm in real estate myself, so I know the super area vs carpet area games. Krrish Group ka ek project dekha tha, they were pushing pre-launch, but I'm not sure if it's just a sales tactic. Brokers promise better deals, but I doubt they can beat direct. Any real experiences with pre-launch pricing ya broker ki deals, especially near Dwarka Expressway?
