Gurugram pre-launch discounts are a complete myth.

Two years ago I'd have laughed at these Gurugram prices. I work in real estate, but buying my own 3BHK around Dwarka Expressway feels different. Builders like BPTP or Emaar quote one price, but the all-in cost with stamp duty, PLC, and those 'super area' games is wild. Not sure if pre-launch deals are even real discounts anymore. Are we actually saving anything, or is it just marketing to lock in early? What's your experience with the final price vs initial quote, especially in sectors 82-84?
