Budget finalised, loan pre-approved – now stuck on which sector to buy into for a 3BHK. Everyone glorifies pre-launch deals, saying you get the best price. But honestly, I think it's a trap. My current 2BHK in Sector 82 saw so many hidden charges later on. Are early birds actually getting a discount with Pegasus Developers, or just signing up for future PLC and OC shocks near Dwarka Expressway? I'm upgrading, not looking for another headache. Change my mind, prove pre-launch is actually smarter.

U7, the 'hidden charges' can be anything from IFMS (Interest Free Maintenance Security), club membership, power backup installation, electricity meter charges, car parking (even if shown as free, they charge for specific spots), fire fighting equipment charges, sometimes even a 'view' charge if your balcony faces something specific. Basically, anything they didn't explicitly mention in the initial booking amount. It all adds up big time!

My experience was actually positive with pre-launch, so don't completely write it off. I booked a 3BHK in Sector 102 three years ago, pre-launch. Got it for 7500/sqft. Now, similar ready-to-move projects in the same area are going for 10,000-11,000/sqft. The builder did delay by 6 months, but they compensated with a small discount on maintenance. My advice is to pick a builder with at least 5-7 delivered projects and a clear RERA history. And always factor in a 10-15% buffer for 'unexpected' costs, just in case.
OP, I feel your pain. Before jumping into a pre-launch, have you checked Pegasus Developers' RERA registration for *this specific project* near Dwarka Expressway? Sometimes they have a clean record for older projects but this new one might be different. Also, please check the infrastructure development around that area. Waterlogging? Bhai, Dwarka Expressway becomes Dwarka river in monsoon! Lol. Seriously, check the drainage system before you commit. It's a nightmare.
U3 is right about Dwarka Expressway waterlogging. It's an ongoing issue. If you're looking for an upgrade, maybe consider areas with better established infrastructure, even if slightly pricier. Connectivity towards Airport Road (Gurgaon side) is better from some other sectors.
U3, RERA registration toh mil jaati hai, that's not the main issue. The problem is the timeline and the quality. Builders often get RERA approval but then delay possession by years, and RERA penalties are too small to deter them. So, the RERA status will be there, but it doesn't guarantee timely delivery or quality.

Reputation is nothing these days, U2! Builders change their names, launch new entities. I bought a flat from a 'reputed' builder near Baliawas, thinking I was safe. They delivered, yes, but the quality of construction is pathetic, and the amenities promised are nowhere near what was shown in the brochure. Pre-launch mein sab kuch paper pe achha lagta hai, reality kuch aur hoti hai. So even if they deliver, the 'deal' might not be a deal at all.

They promised possession in 3 years, but abhi tak construction adhoora hai. Har saal maintenance charges badha dete hain aur possession date extend hoti rehti hai. Hidden charges toh itne nikle ki total cost 15% upar chali gayi. Pegasus Developers ka track record bhi check kar lena, Dwarka Expressway pe bohot builders ne project delay kiye hain. Don't fall for the 'best price' trap without reading the fine print and checking RERA.

Totally agree with U1! It's not just Pegasus, most builders on the Dwarka Expressway stretch do this. I've seen projects near Badshahpur where the initial price looked amazing, but then the PLC kept increasing. It's like they recover their 'discount' through these sneaky charges later.
