Pre-launch pricing in Gurugram is mostly a marketing gimmick, not a real discount. Sab kehte hain early bird offers le lo, but honestly, as someone jo is line mein hai, I've seen it. Builders like M3M or Emaar sometimes give you a price that looks good, but then later jab project launch hota hai, they add so many PLCs aur hidden charges ki end mein it's barely cheaper. Especially for projects around Golf Course Extension Road ya even Dwarka Expressway, the 'discount' is often just the initial phase price before they hike it up. Matlab, is it even worth booking that early without OC? Yaar, I'm looking at a 3BHK, budget around 2.5 Cr. Should I wait for ready-to-move ya pre-launch risk lena chahiye? Change my mind.

But what about the initial price advantage? Agar builder ka track record acha ho toh pre-launch mein enter karna can be beneficial. Mere friend ne Emaar Palm Hills mein liya tha 5 saal pehle, he got a good deal.

Totally agree! M3M ne mere saath bhi aisa hi kiya tha, pre-launch price dikha ke baad mein itne charges laga diye ki almost same ho gaya ready property se. Mera toh 2BHK ka budget tha, ab lag raha hai RTM hi lena chahiye tha.
U3, woh M3M Crown tha. Initially bola 12k/sqft, but then maintenance, club, IFMS sab add karke 14k+ chala gaya. Aur possession bhi delay hua.
M3M ka konsa project tha bhai? Main bhi dekh raha tha unke projects near Dwarka Expressway.
