Gurugram pre-launch prices often disappoint investors

Honestly, I thought pre-launch was always the best deal for investors. I'm looking at Adani projects near Airport Road again and the 'early bird' pricing seems... not that great compared to what I've seen later. Sometimes, secondary market deals offer better entry points for ROI. Am I missing something with current pre-launch schemes? Is it just me, or are builders inflating these initial numbers? What's your take on finding actual value in Gurugram now?
