Okay, I'll say what no one says: Gurugram pre-launch discounts for AS Estate, Sector 23, are often just marketing. What's the true all-in cost after hidden charges like PLC and OC? I'm in Dubai, can't visit. Does early-bird truly save money? Disagree? Tell me why.

Totally relate to this! I've been looking at properties near Airport Road and every pre-launch offer feels like a trap. The basic price looks so good, but then they hit you with floor rise, PLC, club membership, development charges, GST, and sometimes even IFMS. It just never ends, and the final number is always way higher than advertised. It's so hard to compare apples to apples when every builder has a different way of hiding costs. I even saw one project near Basai where they added a 'utility connection charge' that was almost 2 lakhs! It's super frustrating for first-time buyers.
