Gurugram premium projects: What's the real price after all the hidden costs?
Golf Course Extension Road – I'm looking at properties here for an upgrade from my 2BHK. Currently in Sector 57, and thinking of moving to a bigger 3BHK. I'm weighing Ireo Gurgaon Hills (ready) vs Conscient Parq (under construction). The price difference is huge, Ireo is 7.66 Cr+, Conscient starts at 3.20 Cr. Is the premium for a ready-to-move unit like Ireo really justified, or is Conscient Parq a better bet for potential appreciation despite the construction risk? My budget is tight with an existing home loan. What's the real price per sqft one actually ends up paying in these projects? Builders always quote super area, but carpet area matters more. Also, how's the builder trust factor for both? Any insights on past delivery timelines? Thanks!
