Gurugram prices: Peaked or still climbing for buyers like me?

Since January I've been shortlisting flats, and honestly, even though I'm in real estate, buying for myself feels different. Prices on Golf Course Extension Road and Dwarka Expressway are wild right now. Everyone says it's only going up with Dwarka Expressway completing, but has Gurugram peaked? I'm looking at a 3BHK, maybe ₹2.5 Cr. Is there still good appreciation left for 2026-27, or should I be more cautious? What's your take on these rates, especially for something from M3M or Emaar? Not sure if I'm overthinking it.
