Gurugram project amenities: What's promised vs. delivered is a joke.

Did a site visit to Orris Carnation Residency last week and honestly, the brochure vs. reality gap is huge. My kids have moved out, so we're looking for something smaller, low maintenance, but still with good facilities. They promised a proper clubhouse and lush green spaces, but what I saw felt… sparse. The swimming pool looked tiny, not like the grand one in the pictures. And the maintenance charges they quoted felt really high for what's actually available. Are these common issues with builders now? We're selling our big house, want something manageable, but not a compromise on promised quality. Is it just me, or do others feel cheated on the amenity front after possession? What did you do if you faced this?
