Gurugram projects: What to really check during site visits for investor ROI?
Kya scene hai with Gurugram builders and under-construction quality these days? I'm currently in a 2BHK in Sector 57, thinking of upgrading to a 3BHK or a small villa. Already have a home loan, so this is primarily for investment and future resale value. Looking at places like Birla Arika, but honestly not sure what to properly check during site visits beyond the show flat. Log bolte hain show flat is just a dream. What are the actual red flags to look for onsite regarding construction quality? Matlab, what can you spot early on about plaster quality, wiring, or plumbing before possession? Does bad visible quality during construction mean low resale value later, ya it's all fixable? Aur, will it affect attracting good tenants? Interested to hear real experiences from investors.

Bhai, 12.3 Cr minimum for an UPCOMING project with possession in 2031?! That's a huge commitment for a first-time investor like me.
