posted on 14 MayGurugram projects: What's the real construction quality like?
Is Action Microtek Grandfront's construction quality actually good after a year? I work in RE, but buying for myself, I'm genuinely worried about cracks or seepage later on. Also, is the clubhouse ever used, or is it just a marketing gimmick? Need honest opinions.

Dekho, Gurugram mein abhi market thodi tight hai. Builders are under pressure to deliver, but sometimes quality suffers. Action Microtek ka track record mixed hai. For just 30 units, they really should have given more attention to detail. Compare it to some projects in Badshahpur, you'll clearly see the difference in finishing. Don't rush into it just because it's completed.
Small inventory means less amenities too, usually. Main toh bade projects prefer karta hoon, zyada facilities milti hain.
Sahi baat hai, market conditions are tough. But for a completed project, isn't it better to buy now than wait for pre-launch, avoiding all the construction delays? What about future appreciation, especially with such a small, exclusive inventory?
Anyone here actually living in Grandfront? How's the daily experience? Heard there are only 30 units, so maintenance should be manageable, right?
I visited a flat there last month. Interior finishing wasn't great for the price they're asking. And that clubhouse, it looked completely deserted. Jaise OP ne poocha, lagta hai bas naam ka hai, koi use nahi karta.
My friend lives there. He says the water pressure is fine, but lift maintenance can be a bit slow sometimes. The society is small (haan, only 30 units), so residents have more say in decisions. But the builder definitely cut corners on some finishing touches, he mentioned minor paint cracks already, which is concerning for a one-year-old property.
Exactly what I'm worried about! My cousin bought a flat near Airport Road (Gurgaon side) from a different builder, and within 6 months, seepage issues started. For a first-time buyer like us, this is a huge investment. We can't afford these hidden problems later. Builders just want to sell and move on, leaving us with the headache.
Bhai, Action Microtek ka naam sunte hi darr lagta hai. RERA number GGM/683/415/2023/27 toh hai, but completion ke baad quality maintain karna is the real challenge. Clubhouse? Mostly show-off hota hai, practical use kam hi hota hai, especially in smaller projects.
