₹1.8 Cr for a 3BHK in Sector 65 is what I'm seeing. My landlord raised rent again, toh I'm finally taking the plunge, fed up of renting. Gurugram mein property investment ka soch raha hoon. Dwarka Expressway almost complete hai, toh kya ab bhi sahi time hai enter karne ka? Ya fir prices ne peak kar liya hai? I'm looking at Golf Course Extension or maybe Dwarka Expressway itself for a 3BHK. Log bol rahe hain Global City aur DMIC se aur appreciation aayegi. But kitna? Should I wait a bit, ya abhi buy karna better hoga for long-term gains? Kya kisi ko lagta hai market abhi bhi upar jaayega, ya correction aane wali hai? Confused hoon.

Dekho, market mein correction due hai. Builders ne rates itne inflate kar diye hain ki affordability gap badh gaya hai. Mere ek friend ne Basai ke paas liya tha 2 saal pehle, usko abhi tak koi significant appreciation nahi mili. Dwarka Expressway ka hype bhi thoda over ho gaya hai, traffic congestion abhi bhi issue hai.
U5, correction ka wait karte karte log opportunity miss kar dete hain. Long-term toh appreciation hi hai. Gurgaon is still the hub. My uncle bought near Airport Road (Gurgaon side) in 2010 for much less, ab uski valuation triple ho
U5, Basai toh thoda outskirt hai. Golf Course Extension ki prices still have potential, especially near Badshahpur side. Infrastructure development is real, not just hype.
Bhai, abhi nahi toh kab? Rent dete dete toh main thak gaya hoon. ₹1.8 Cr for 3BHK in Sector 65 sounds steep but if it's a good builder with RERA, go for it. Dwarka Expressway ka completion se value toh badhegi hi. Long-term perspective se sahi time hai, short-term fluctuations ko ignore karo. Plus, Global City aur DMIC ka impact aana baaki hai.
U3 ki baat theek hai, prices bahut high hain. But for a good location like Golf Course Extension, maybe it's justified. What about the maintenance costs in these societies? They are often hidden bombs.
₹1.8 Cr for 3BHK is too much, yaar. Prices already peak pe lag rahe hain.
Totally agree with U1! Mera bhi same haal hai, landlord ne fir se rent badha diya. I think Gurugram will always be a growth story. Just need to pick the right project. Which project are you looking at in Sector 65?
