Visited Orris Carnation Residency in Sector 85 and Sunder Luxury Floors in DLF Phase 2 this past week. Orris seems okay, but I'm really worried about amenities promised vs what's actually delivered later. Sunder is in a prime spot near Cyber City but their units seem smaller. My budget is around ₹1.8 Cr for a 2BHK. Is Orris's financial health stable given their past projects? And for Sunder, are their amenities in DLF Phase 2 actually up to mark post-possession? Which one offers less risk for a first-time buyer?

Yaar Orris ka naam sunte hi darr lagta hai. Unka track record kuch khaas nahi raha hai past mein. Amenities ka toh sach mein bahut issue hota hai, bolte kuch hain dete kuch. Sunder ka location premium hai no doubt, but units small hain toh budget mein adjust karna mushkil hoga.
Totally agree with U1. My friend booked in Orris Floreal, abhi tak possession nahi mila. Bohut delays hain wahan.
