Gurugram property costs always surprise you
Visited a couple of projects last weekend, especially around Dwarka Expressway and Sector 113. Tribeca Creators LLP ka ek project bhi dekha. I'm currently in a 2BHK and thinking of upgrading to a 3BHK, maybe a villa. Already have a home loan, so EMI ka pressure toh hai hi. Builder quotes toh kaafi high hain, especially for new projects. My budget is around ₹2.5-3 Cr for a good 3BHK. Mujhe samajh nahi aa raha ki Gurugram mein negotiation kitna possible hai. Builders bolte hain 'fixed price' but does anyone actually get a good price cut? Kitna percentage expect kar sakte hain? Aur all-in cost mein kya-kya hidden charges hote hain jo builder pehle nahi batata? Matlab, property price ke alawa stamp duty, registration, PLC, parking, interiors sab milake real cost kitna upar chala jaata hai? Should I push for a better deal now ya wait karna chahiye? What's your experience?

Bhai, totally relate! Gurugram mein property lena matlab ek alag level ka stress hai. Dwarka Expressway pe rates sunke toh hosh ud gaye mere bhi. Builders bolte hain fixed price, but I've heard stories ki log 2-3% tak negotiate kar lete hain, but woh bhi 'special cases' mein. Mera bhi same budget hai, aur 3 Cr mein bhi lagta hai ki kuch khaas mil nahi raha. Is market mein negotiation karna toh ek art hai, yaar.
