Gurugram property: Green spaces and security systems, what's the truth?

Honestly, I work in real estate but buying my own place is a whole different ballgame. Looking at Sobha International City now, I'm trying to see past all the marketing fluff. How are the green areas really? Is it actual open space or just small, decorative patches between towers? Also, what about security systems – CCTV, visitor management, guard quality? Does it actually work well on the ground, or is it just for show? As an investor, I'm wondering if these things truly affect resale or long-term tenant appeal, you know?
