Gurugram property: How are you guys handling these hidden charges?

Honestly, I work in real estate, but buying my own flat in Gurugram is a whole different ballgame. I thought I knew the game, but builders ke hidden charges ne dimag kharab kar diya hai. My recent experience with a BPTP project near South City I was eye-opening. Initial quote for a 3BHK around ₹2 Cr, but jab possession ka time aaya, suddenly there were so many extra costs. PLC, parking, IFMS, OC charges... it all added up. Felt like a proper trap. Not sure how much more I'll end up paying beyond the basic property price and stamp duty. Did anyone else face this? How do you guys factor in these 'surprise' costs beforehand? Yaar, yeh all-in cost pehle kyun nahi batate?
