Gurugram property hunt: Pre-launch vs payment plans confusion

₹1.8 Cr for a 3BHK in Sector 65 feels so high, but I'm so fed up of renting. Landlord ne phir rent badha diya. Finally taking the plunge, EMI vs rent math ab theek lag raha hai. I'm looking at Ganga Group projects, maybe in South City I ya Sohna Road. But not sure about payment plans. Construction-linked (CLP) seems easier on the pocket initially, but is a higher down payment actually smarter for ROI? Pre-launch offers ka kya scene hai? Builders bolte hain discount hai, but open market mein bhi wahi price milta hai kya? Is it worth booking early ya wait karna chahiye? Any experiences with Ganga Group?
