Honestly, how much can one realistically negotiate with builders like Terra Infracon? Is 5-7% off the listed price even possible? Also, what's the actual all-in cost? Beyond the property price, are there hidden charges like OC or specific PLC that add up significantly? And for investors, is a Construction-Linked Plan smarter than paying more upfront? Worried about potential delays affecting my ROI. Any advice on payment terms and final cost transparency would be great.

Bhai, Golf Course Extension Road pe 2.5 Cr mein 3BHK? Thoda stretch lag raha hai. Aur Baliawas toh bahut outer area hai abhi. Rental yield wahan se kitni expect kar rahe ho? Negotiation ka toh bhool jao, builders abhi dikhaate hain ki market garam hai. Maine Gurgaon mein bahut projects dekhe hain, 5-7% off is a dream right now.
