Gurugram property: Is floor-rise premium worth the cost?

Two years ago I'd have laughed at these prices in Gurugram. Currently in a 2BHK, thinking of upgrading to a 3BHK in Sector 83, maybe Paramount Associates. Honestly, I think floor-rise premium aur PLC sab builder ka way to extract more money hai. Matlab, top floor ya park-facing ke liye itna extra pay karna worth it hai kya? ROI mein kya farak padta hai? Secondary market mein koi iska extra pay karta hai kya? Change my mind.
