Gurugram property legal checks are a minefield

Since last Diwali I've been looking for my first home in Gurugram. South City I mein dekh raha hoon, prices are crazy but amenities ache hain. I visited a Suncity Projects site last week; it looks good but ab bahut confusion hai legal verification ko lekar. RERA check toh kar liya, but is that enough? Kya encumbrance certificate, title search sab khud kar sakte hain ya lawyer hire karna hi padega? Honestly, my parents keep saying builders hide a lot. Site visit pe kya specific questions puchne chahiye jo builder normally nahi batata? Like water connection details, upcoming infra around, ya construction quality ke baare mein? Any red flags to watch out for beyond the obvious?
