Visited Sobha on Airport Road yesterday for a 3BHK. They quoted ₹2.2 Cr. Can you actually negotiate much with big Gurugram builders? What's a realistic percentage off, or is it fixed price?

I disagree partially. While direct price cuts are tough, there's always room for value addition. My cousin bought in M3M Golfestate a few years back. The initial quote was firm, but he pushed for free modular kitchen, ACs in all rooms, and waiver on club membership. Ended up saving a good 5-6 lakhs indirectly. It's about how you frame your negotiation; don't just ask for a discount, ask for upgrades.
Exactly! My friend also got a deal on stamp duty waiver and some maintenance charges for the first year when he bought in Basai.
Wow, that's smart! So, focus on indirect benefits then? Did he get the ACs installed before possession?
Negotiation in Gurugram is mostly a myth, especially with top-tier builders. They have their pricing models and demand is high. You might get some freebies, maybe a parking spot or club membership waiver, but a significant price cut? Highly unlikely.
Yaar, just visited Sobha on Airport Road yesterday for a 3BHK. They quoted me ₹2.2 Cr. It felt so high! I mean, it's a premium builder, but still. My main worry is, can you actually negotiate much with these big Gurugram builders, especially for a first-time buyer like me? What's a realistic percentage off, or is it mostly a fixed price game? Feeling a bit lost on how to approach this.
Honestly, from my experience, big builders like Sobha or DLF don't budge much on the base price. Maybe 1-2% if you're lucky, and that too on smaller units sometimes. For a 3BHK at 2.2 Cr, they know their market. Don't expect miracles on direct price cuts; it's mostly a fixed price.
Bhai, same question! I heard Sobha is very rigid on pricing. ₹2.2 Cr for a 3BHK is steep, even for Airport Road location.
