Gurugram property snag lists impact investor returns.
For the last six months I've been looking into Gurugram properties for investment. Being based in Dubai, it's impossible to do a proper site inspection myself, which is a major concern. I'm keen on projects like Smartworld The Edition, but I worry about the actual construction quality at possession. My main fear is getting handed a flat with a long snag list – cracks, seepage, poor fittings – that a property manager might miss or struggle to get fixed quickly. How do builders usually handle post-possession issues for NRI owners? Does the initial quality affect tenant retention or future resale values significantly? I need to understand if the premium for new projects genuinely reflects better build quality or just marketing. What should I look for when reviewing inspection reports? Any advice on managing the snagging process remotely would be helpful.

2031 possession date hai iski (RERA: RC/REP/HARERA/GGM/756/488/2023/100). Gurug
Totally agree with the post! My uncle bought a flat in Sector 81 near Badshahpur a few years back, and the snag list was endless. Took them almost a year to fix everything, and he was local! NRI ke liye toh aur mushkil hoga. Builders usually prioritize new sales over fixing old issues.
True that, post-possession service is usually non-existent once they have your money.
Exactly! My relative bought in Baharampur Naya, same story. Cracks and electrical issues that took ages to fix. The builder kept saying 'we'll get to it'. Quality definitely matters for tenants, they won't stay if the flat has problems.
Bhai, your concerns are SO valid. Smartworld The Edition looks fancy no doubt, but that 5.7 Cr - 7.5 Cr price tag for a first-time buyer like me is terrifying if the quality isn't there. Especially for NRI, remote management toh nightmare lagta hai. I've heard stories about builders delaying snag fixes for months. Is Smartworld known for good post-possession service? And how do we verify construction quality remotely before possession, especially when it's still ongoing till 2031?
Haan yaar, remote snagging is a huge headache. Builders know NRIs can't follow up daily, so sometimes they take advantage.
Smartworld ka reputation mixed hai bhai. Kuch log bolte hain accha hai, kuch ko issues aaye hain. For remote verification, you HAVE to hire an independent inspection agency. Builders ke inspection reports are often just formalities. They won't highlight major flaws.
