Yeh sab legal checks aajkal aur bhi important ho gaye hain. Current market conditions mein fraud cases badh gaye hain, especially with smaller builders trying to cut corners. Plus, Gurugram mein land acquisition ke issues bhi kaafi rehte hain. So, due diligence mein paisa bachane ki socho toh aage jaake double kharcha ho sakta hai. Better safe than sorry.

Kahin koi dispute toh nahi hai, ya koi previous owner ka claim pending toh nahi hai. Registry office se saare previous transactions ki details nikali ja sakti hain. Yeh thoda time consuming hai but worth it.
Legal verification bahut critical hai, especially for first-time buyers. Aapko builder ki title deed, land records (khasra, khatauni), CLU (Change of Land Use) certificate, RERA registration, environmental clearances, building plan approval, encumbrance certificate (no dues), and occupancy certificate (if ready-to-move) check karwane chahiye. Ek experienced property lawyer hire karna best rahega, woh yeh sab documents thoroughly check kar lega. Ismein koi compromise mat karna.
Meri personal experience se bata raha hoon, Gurugram mein property lete waqt basic price ka 15-20% extra pakad ke chalo. Ismein stamp duty (approx 5-7% for women/men), registration, legal fees, and builder ke miscellaneous charges jaise IDC/EDC, PLC (if applicable), club membership, power backup, IFMS, etc., sab included hota hai. Interiors toh iske upar alag se. Humne 2 saal pehle Badshahpur mein liya tha, tab toh 18% extra gaya tha.
U9, dekho, stamp duty Haryana mein women buyers ke liye 5% aur men buyers ke liye 7% hai, agar property municipal limits mein hai. Registration charges generally 1% of the property value hote hain, ya fir ek fixed cap hota hai, jo bhi kam ho. So, expect 6-8% for these two. Baaki sab builder ke charges aur taxes mila ke 10-12% upar ja sakta hai. Interiors toh aapke taste pe depend karta hai, uske liye alag se 10-15 lakh toh minimum pakad ke chalo for a 2BHK.
Badshahpur mein bhi same scene hai. Gurugram mein toh yeh common ho gaya hai. Builder pehle kam dikhate hain, phir hidden charges se loot lete hain. Mera toh budget tight hai, toh yeh sunke aur tension ho rahi hai.

JMD Group? Be very careful. Unka track record thoda mixed hai, especially with possessions. South City II mein toh competition bahut hai, better options bhi mil sakte hain. Extra costs toh sab jagah hain, but builder ki credibility dekhna bhi utna hi important hai.
Haan, U8, RERA number definitely check karna chahiye. Har project ka RERA ID hota hai. Aap RERA Haryana ki website pe jaake project ka naam ya builder ka naam daal ke search kar sakte ho. Wahan se aapko project status aur expected completion date bhi mil jaayegi. Bahut transparency aayi hai isse.

Sahi keh rahe ho. Mera ek friend ne bhi ek project mein book kiya tha JMD ka, Airport Road (Gurgaon side) pe. Possession date se do saal late ho gaya! Aur jab mila toh finishing work bahut poor tha. Isliye, builder ka background check sabse pehle karo.
