Gurugram real estate: Hidden catches I'm finding out

Honestly, Gurugram real estate has some hidden catches I'm just finding out about. I'm currently in a 2BHK in Sector 43 and thinking of upgrading to a 3BHK or maybe a villa in Sushant Lok. Price jump toh pata hai, but is it worth the premium? Kuch logon se suna hai ki Sushant Lok mein connectivity ya construction quality ke issues hain. Yaar, OC ka kya scene hai wahan? Koi red flags hain kya jo real buyers ko pata hone chahiye? Already home loan hai, so I really can't afford any surprises.
