Gurugram rent hike: Is this sustainable?

Is the rent surge in Gurugram even real or just broker hype? I'm currently in a 2BHK in Sector 48 and rents here have gone insane, like 30-40% up in two years. I'm thinking of upgrading to a 3BHK, but then I'd rent out my current place. Is this rent increase justified, or will it crash soon? What's everyone else seeing?
