Gurugram Rentals: Is direct landlord access a myth now?

Two years ago I'd have laughed at these rental prices, but now searching for a 2BHK near Sector 83, I'm facing a new challenge. I work in real estate, so I know the market, but renting for myself is different. Har jagah brokers hi dikh rahe hain, especially for good societies. It feels like they've gatekept all the decent listings. Trying to find a direct landlord connection is almost impossible. I recently saw a flat, good society, but broker was asking for 1 month rent as commission. Is this normal practice now for every listing? Koi direct deals milte bhi hain ya sab brokers ke through hi hota hai? Kya koi tips hai to avoid these hefty charges? It's adding so much to the initial cost.
