Gurugram rentals: The new normal?

Spent the whole Sunday checking out rental options in Sector 88B for a friend. Honestly, rents have gone crazy, like 30-40% up in two years. I work in real estate, but even I'm shocked. Landlords are demanding insane deposits and adding weird clauses. Is this just the new normal for Gurugram? Will it ever stabilize, ya what's the scene?
