Gurugram RERA is a slow-motion disaster

My 3BHK in Vipul Orchid Square is 2.5 years delayed now, and I'm seriously fed up. Builder ne toh possession date kab ka de diya tha, but abhi tak OC nahi mila. I tried filing a RERA complaint but it feels like it's just on paper. Is RERA actually effective for builder delays in Gurugram? Koi real help mili hai kisi ko? I'm looking at another property, maybe from Vatika, but now I'm super paranoid about builder-buyer agreement clauses. How do you guys actually check a builder's legal track record properly before investing? What are the red flags to look for in those agreements? Don't want to get stuck again. Any advice on what to do when builders keep delaying?
