Visited some resale flats near Huda City Centre last weekend. Builders like Eldeco aren't budging on new project prices. Secondary market mein negotiation ka kitna scope hota hai? Brokers zyada discount dilate hain kya?

So, overall, bargaining is possible, but not a huge margin. Toh brokers ka role kya hai? Do they genuinely help, ya bas apni commission ke liye push karte hain? Anyone had a good experience with a broker in resale?
Jaise U8 ne bataya, brokers are mostly for themselves. They'll show you inflated prices to show 'discount' later. Best to do your own homework on property values in areas like Baharampur Naya before engaging too deeply with them. Don't fall for their 'urgent sale' tactics.
U5, brokers ka role mixed bag hai. Ek taraf, they have access to properties jo online nahi hoti. Dusri taraf, unka main motive commission hota hai. Last year, Basai mein ek plot dekha tha, broker ne bola owner desperate hai. Maine 20% niche offer kiya, broker ne bola 'ho jaayega'. End mein, owner ne seedha mana kar diya. Broker ne phir bhi mujhe push kiya ki 'thoda aur badha do'. My tip: Always talk to the owner directly if possible, ya phir multiple brokers se cross-verify karo. Never trust one broker blindly.
Sahi keh rahe ho U3. But current market conditions mein kya lagta hai? Interest rates upar ja rahe hain, demand thodi slow hui hai, toh iska kuch benefit resale buyers ko mil raha hai kya? Ya owners abhi bhi high pe hi baithe hain?
Totally agree U6! Haan, cash deals mein definitely better chance hai. Online listings pe bhi rates slightly down dikh rahe hain compared to 6 months back.
U4, achha question hai. Meri research ke hisaab se, owners abhi bhi thode high pe hain, but earlier jaisa stubbornness nahi hai. Specially jo log liquidity issue face kar rahe hain ya urgent sell karna chahte hain, woh thoda negotiate kar rahe hain. Airport Road ke paas waale projects mein maine dekha hai, 5-7% tak ho jaata hai agar cash deal ho toh.
Meri toh personal experience hai, Huda City Centre ke paas toh nahi, but Badshahpur side mein. Ek property dekhi thi, 3BHK, original owner ne 2 saal pehle liya tha. Broker ne bola tha 10-12% discount possible hai. Lekin jab sitting hui, owner 5% se zyada hila hi nahi. Bol raha tha market value yahi hai. Builders se toh phir bhi negotiation zero hai, but secondary mein 3-5% mil jaaye toh badi baat hai. Zyada expect mat karo.
Exactly! Eldeco toh kya, sabhi builders ka yahi haal hai. Last month maine bhi ek project dekha tha near Golf Course Extension, rate dekhte hi mood off ho gaya. Brokers bolte hain 'hum karwa denge', but end mein sab bahana banate hain.
Haan bhai, same experience! Builders toh rate fix karke baithe hain. Resale mein hi thoda scope lag raha hai, but kitna, wohi samajh nahi aa raha.
