Okay I'll be honest — I'm feeling a bit lost upgrading in Gurugram. Currently in a 2BHK in DLF Phase 4, thinking of a 3BHK or villa. Builders like Sobha are quoting insane prices. Does price negotiation actually work here, especially for new projects? Kitna expect kar sakte hain? Also, is it better to look at secondary market deals for more negotiation flexibility? Trying to figure out the true all-in cost beyond the base price, including stamp duty and PLC. Already have a home loan, so every bit counts. Is the price jump worth it?

Exactly! My friend just bought a 3BHK in Sector 67 through resale, and even after negotiation, the stamp duty and registration fees were a shocker. "All-in cost" calculate karna bahut mushkil hai.
Sahi pakda hai bhai! Sobha jaise bade builders toh sunte hi nahi negotiation ke naam pe. Main bhi 3BHK dekh raha hu, budget pura hila hua hai.
