Since January I've been shortlisting flats in Gurugram, and the super area vs carpet area discrepancy is frankly infuriating. Yashika Real Estate in Sector 82, for instance, quotes prices based on super area, but the actual carpet area feels tiny for a 3BHK, significantly impacting the effective per sqft cost. We're talking about a 30-35% difference sometimes, which for a 1.8 Cr property means paying for 50-60 lakhs of unusable space. It skews all ROI calculations and makes comparing projects impossible. Is this just an accepted industry standard now, or are there ways to push back and negotiate on actual usable space? I've seen this pattern before, but it feels worse here.
