Gurugram upgrade: Is premium for quality worth it?

Spent the whole weekend checking out options in Gurugram, including GC Ultra Luxurious Floors. I'm currently in a 2BHK and thinking of upgrading to a 3BHK or villa, but not sure if the price jump is worth it. Kya construction quality sach mein matter karti hai for resale value and attracting good tenants later on? Builders bahut kuch promise karte hain about amenities, but kitna actually deliver hota hai? Aur yeh high maintenance charges, are they really for good service ya bas paisa waste hai after a few years? Any experiences with cracks, seepage issues after possession? Investor perspective se advice chahiye.
