Gurugram's amenity trap: Reality vs. brochure.
The premium for amenities in Gurugram feels like a bit of a gamble these days. I'm currently in a 2BHK in Sector 57, thinking of upgrading to a 3BHK, maybe even GC Ultra Luxurious Floors. Builders show fancy clubhouses and huge green spaces in brochures. But after possession, kitna use hota hai? My current society ka clubhouse is mostly empty. For investors, do these amenities really attract good tenants or justify the high maintenance charges? Yaar, ROI pe farak padta hai. Kya lagta hai, is the extra price for these 'luxury' amenities actually worth it for long-term value?

Totally relate to this! Builders ki marketing toh next level hoti hai, but ground reality kuch aur hi nikalti hai. GC Ultra Luxurious Floors sounds fancy, but that price range (₹1.9 Cr – ₹4.5 Cr) for something where RERA is not applicable? That's a huge red flag for me, especially when amenities are supposed to justify it. Kya sirf naam ka luxury hai?
