Gurugram's extension becoming Delhi NCR's next real estate hotspot
Hey everyone, quick question for you all: have you been eyeing Sohna lately, or as some call it, South Gurugram? Because it looks like this area is fast becoming the next big real estate hotspot in Delhi NCR! With big infrastructure upgrades like the Delhi-Mumbai Expressway making it super accessible, and buyer preferences shifting, developers are really jumping in. We're seeing a lot of new project launches and land acquisitions there, which shows a strong vote of confidence in its potential. This isn't just about new homes; it's a huge indicator for future growth and investment opportunities. So, for all you investors out there, does this change your market outlook for Gurugram?

Hotspot? More like a hot mess, sometimes. Development ho rahi hai, no doubt, but the ground reality is different. Many projects are delayed, some have basic amenities missing even after possession. I've heard stories about water supply issues and power cuts in some new sectors. Plus, the social infrastructure like schools and hospitals are still catching up. Don't just look at the shiny brochures, do your due diligence on the builder and the actual site conditions. Has anyone here actually moved into a new Sohna project already?
Aur roads ka kya? Many internal roads leading to these projects are still kachcha. Baarish mein toh bahut mushkil ho jaati hai. Builder promises a lot but execution is always slow. My cousin faced similar issues in a project near Airport Road when it was developing.
Totally agree. Prices bhi ab affordable nahi rahe for many. It's catching up fast to Gurugram's peripheral areas.
Meri ek friend ne booked kiya tha near Baharampur Naya, builder ne possession date do baar extend kar di hai. Original date se almost 1.5 saal upar ho gaye. So, your point about delays is spot on. It's frustrating for first-time buyers who are paying EMIs and rent both.
Yaar, I've been thinking the same! Sohna ka buzz bahut badh gaya hai. My broker also told me about some projects near Badshahpur. Price wise, it still seems a bit affordable compared to main Gurugram, but I'm worried about the long-term appreciation. Is it really a good bet for first-time buyers like us?
Bhai, connectivity will improve. The SPR extension and the cloverleaf interchange at Kherki Daula will change things. Long term mein definitely good investment hai.
Exactly! Affordability is the main draw. But connectivity abhi bhi ek issue hai, especially agar daily commute Delhi/Gurugram main area mein ho. Delhi-Mumbai Expressway se thoda easy hoga but last mile connectivity ka kya? I heard some projects are quite deep inside.
