U10, I think U1 should definitely reconsider Ashley Estate given the 'zero projects' info. It's better to stick with established names, even if they have their own set of hidden costs. At least there's some accountability. My advice would be to get a detailed breakdown of ALL possible charges from Ambience, in writing, before signing anything. Gurugram mein property lena is a minefield.
Ambience Caitriona ke liye I can share a bit. It's a premium project, so expect premium hidden charges too, unfortunately. My colleague faced issues with delayed possession and then a chunky 'club membership' fee that was way higher than initially indicated. U7, you're right about the premium. Caitriona mein development charges, IFMS (Interest Free Maintenance Security), and one-time registration charges were significant. For a 4 BHK, my friend ended up paying almost 15 lakhs extra beyond the base price and PLC. This was for a unit in Sector 48, near Baliawas. It's not just the base price anymore, you have to factor in almost 15-20% extra for all these things.

Ashley Estate? Please be very careful. Maine suna hai unka track record almost non-existent hai. In fact, Propmyna pe hi ek thread tha ki unke 'total projects' zero dikha raha hai. Bhai, first-time buyer ho toh galti ki gunjaish nahi hai. Mere friend ne Airport Road ke paas ek project mein book kiya tha, builder ne possession ke time itne arbitrary charges laga diye ki uski savings khatam ho gayi. Always check RERA for project status and builder history. Don't fall for glossy brochures.
U5, Ashley Estate ka RERA registration number bhi mushkil se milega agar koi project hi nahi hai. That's a huge red flag. Ambience Caitriona is a different league, but even with established builders, hidden charges are common. My cousin bought in a reputed project near Badshahpur and faced 10-12% extra in the final bill for various 'development charges' and 'utility connections' that weren't clearly mentioned upfront. Always get everything in writing and clarify even the smallest line item in the agreement. Don't assume anything.
